Warren Swanepoel walks your property before anything is priced. He checks the setbacks, the slope, the access and the electrical panel, and he writes the number himself.
Then he builds it. The same person is on site through foundation, framing, finishes and the punch list. When a question comes up, it goes to someone who already knows your house and can answer it.
Feasibility, permits and construction run under one contract. Design is coordinated with local architects and engineers, and the drawings are checked against the site before they go to plan check.
WS Builders, Inc. has held California contractor license 874257 since 2006. The work is residential, across Santa Cruz County, from Scotts Valley to the coast.
You deal with one person the whole way. That is the arrangement, and it is why the work gets finished the way it was described.

The process

Site walk and feasibility
Your goals, your budget and a close look at the lot: setbacks, slope, access, utilities and zoning. You leave with a realistic range.
Design and planning
Layouts worked out with local designers and engineers, checked against structure, code and the house you already have, before permit drawings begin.
Permits
The full permit set, plan check comments and revisions, carried through until the permit is issued.
Construction
Foundation, framing, mechanical, electrical and plumbing, insulation, drywall and finishes, with inspections at every stage and the site protected throughout.
Walkthrough and handover
Final inspections, the punch list and a check of every system, then the keys and the completion documents.
